Standards for Dish Installation:
1. An
Architectural Improvement / Alteration Application (Exhibit A) must be
submitted along with a completed and signed copy of this form fourteen (14)
days prior to the desired date of installation.
2. The
owner will be responsible for and must complete appropriate maintenance of the
dish and mounting brackets.
3. Satellite
dishes may only be mounted on your roof or elevated rear deck. Satellite dishes must be properly grounded.
4. A
copy of the Certificate of Insurance of the contractor installing the dish must
be supplied to the Association seven (7) days prior to the desired date of
installation. Both the Association and
the Homeowner must be listed as additional insured.
5. The
Association reserves the right to inspect the installation and maintenance of
the satellite dish and may require additional work to be done to ensure that
the building remains watertight.
6. Satellite
dishes to be installed must be 24" or smaller and must be of standard
color or match the color of the building as closely as possible.
7. All
exposed wires shall be encased in wire molding which matches the color of the
building and shall be installed with the least disturbance to the exterior of
the building. Wires should be run
inside the unit whenever possible.
8. Should
any damage and/or repairs be necessary due to installation, maintenance and/or
removal of the dish, these costs will be paid for or charged back to the
homeowner.
9. Prior
to vacating the premises, either the dish must be removed and all necessary
repairs due to the installation, maintenance and removal of the dish must be
made; or in the event the new owner wishes to retain the dish, this form must
be signed and submitted by the purchaser prior to the closing of the sale.
10. Failure to comply
with any of these requirements, will allow, but not require, the Association to
take any legal action available to it to correct the violation including, but
not limited to, removing the satellite dish; charging such costs back to the
defaulting owner and imposing a fine.

Waiver of Liability
Failure to follow good judgement and the standards listed above:
Failure to follow good judgement and the standards listed above will result in action by the Board of Directors. After your Dish is installed, it will be inspected. The Board of Directors and/or the Architectural Control Committee reserves the right to request a correction to the installation method (or the removal of your dish) if the installation contradicts the standards listed above (and general good judgement). If you sell your condominium, it will be your responsibility to remove your Dish and return the property to its original state. If selling, you will not be relieved of your obligation until the removal or transfer of your Dish is completed properly.
As the owner at the address listed above, I agree to all terms and conditions listed above and will pay all associated fines if I fail to comply:

I, ______________________________ of __________________________, North Aurora, IL 60542, do hereby notify all interested parties, present and future, that the Summer Wind Condominium Association is not to be held responsible for any damages caused by or claims originating due to the installation, maintenance an/or removal of a satellite dish located at the above address and will indemnify the Summer Wind Condominium Association from any and all injuries and damages caused by the installation, maintenance and repair of the satellite dish and will defend said Associations for any claim or lawsuit. I further release Summer Wind Condominium, their agents and contractors both present and future for any damage to the satellite dish and adjoining cables and supports and will personally be responsible for the cost of all maintenance, repairs and upkeep of the satellite dish.
